When a lender looks at your Debt-to-Income (DTI) ratio, that vehicle debt can often be the reason you don’t qualify for your dream home. If you are preparing to buy, avoid new debt, save your cash, and keep your financial life as lean as possible.
Navigating the Borderplex: Buying Across the Bridge
El Paso is unique because of our deep connection with Cd. Juárez. To accommodate this lifestyle, lenders look at specific types of loans and financial structures to help families transition smoothly. Pedro highlighted two major scenarios we see every day:
Working in El Paso, Living in Juárez: If you work for a U.S. company but currently reside in Mexico, you can qualify for a mortgage using your W-2 and pay stubs.

The 20% Down Payment Myth
Many buyers wait for years trying to save a 20% down payment. While that is a great goal, it isn’t the only way, as different loan types offer much lower upfront requirements. Between VA loans for our military community (0% down) and FHA or Conventional plans starting as low as 3.5%, the “entry fee” for a home in El Paso is more accessible than most people realize.
